how can i get a bad credit loan

Everyone's definition of "Bad Credit" is different, so without knowing exactly what your score is, it's hard to say.. typically, most lenders offering FHA financing will go down to 640, with a handful of lenders going down to 600, and maybe one or two that will go below 580, but the real question is "WHY?" Why Is your credit bad.. if you have had a foreclosure, BK, judgment, unpaid taxes or student loans, ETC... you could have a 750 credit score, but have one of these deficiencies, and still not get approved.. The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Do not use the local "Big" bank, or one of those 50 states internet lenders or nationwide lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. Kent, first i need to know what is on your credit report . Have you filed bk, short sale, foreclosure? I am in AZ, AND i am very good with all credit situations. I was a credit underwriter.. some of the finance companies specialize in those. If you are only looking to improve your creit, go to a credit union and ask about a securred credit card or securred loan.
