AdHello:I am retired and living in France. I am looking for an American mortgage for a French beachfront property. I have guaranteed income, a perfect US credit rating, no outstanding debts, and 120,000 euros in equity for my normal house. The price is 120,000 Euros. Standard "American" loans (Fannie Mae, Freddie Mac, FHA, VA, etc) are for properties located in the United States only.

If the property in the US there are special loans for Foreign Nationals generally with 50% down. If it is outside of the US then you will most likely need to find a Private lender, Hard Money Lender, or Portfolio lender which can be down on the internet.

Intriguing. The private money lender I knew of...would likely be more costly and worse in rate than that the loans available in France. You file taxes in the United States currently? Do you have U.S. credit? I will have to check with the portfoliolenders I represent on Monday.
