For a usda loan will the house be approved with unlicenced work

The criteria for quaifying for a USDA loan are strictly gepgraphic. If the home is in a USDA approved area, then the property will qualify assuming the borroer can meet the underwriting criteria. Your question regarding unlicensed work is a little vague. An appraisal will be required and the appraiser will note any work that needs to be done to the home to make it inhabitable. Upon review of the appraisal by the the underwriter, the underwriter will require the work to be completed brfore the loan can beapproved. Once the work is coplete, the underwriter will require a re-inspection by the appraiser to certify the repairs have been made. The appraiser may or may not ask about who did the repairs.

It depends.. if a home has an addition, then the appraiser has the responsibility to look for a permit to support that the addition conforms to standard building codes.. if there was no addition, but just remodeling, then it's possible the appraiser will not know.. If the work is obviously bad or of sub par quality, then the appraiser has an obligation to note this on his report.. If the addition or repairs were not done to code, or the appraiser notated that the work was sub par, then it's very likely the lender would disallow the property for financing unless a permit and clean inspection was done by the city/county. Jon, I do work in the Northern Ohio area and would gladly assist you. It would depend on what WORK is needed. Generally, work that might require a license would need to be supported with a copy of the contractors license. Part of the Appraisal process is to ensure the home meets minimum health and safety standards. If there has been work done in the home, the appraiser won't know if it was completed by a licensed or non-licensed person. They only care if it meets the requirements.
