I can finance you with this situation yes. Of course, you have to meet the other standard qualification guidelines and requirements, but the late payment alone will not disqualify you. (I am aware that many lenders do not allow this, however) I'm happy to help with the financing or just give you advice. If you need more information, or a competing rate quote call, email or use my live support button to discuss or get in touch with me. The 30 day late alone won't prevent you from getting a mortgage as long as you meet all other guidelines.

You should still be ok for FHA financing.

Generally speaking, just one 30-day late payment on your mortgage in the past 12 months will not prevent you from getting an FHA loan today. Have two, and now it is a whole different story.

Alexis FHA does allow for a 1 x 30 day late in the last 12 months. Of course, you still have to see if you qualify so I suggest contacting a local loan officer to get you pre-approved. Best wishes, Sean

No late pays in the past 6 months and one allowed in the last 12. HOWEVER, most lenders will have an additional requirement of NO late pays in the last 12 months. You should really talk directly to a LOCAL LENDER referred to you by a Realtor you trust. If their answer is "you should be OK" then run to a different lender as fast as you can. I'm guessing you are considering selling the home you have a late pay on to buy a new one. I would want to know for sure, not that I should be "OK".
