FHA or not?

I'm trying to get an FHA loan but I don't have any money saved up for a down payment. I can afford the actual mortgage payments and have good credit and I was wondering if theres some way to afford the loan. Any ideas? by JProvo_297_224 from Eugene, Oregon. Jul 31st 2012 Reply

Some areas have grant programs that provide down payment assistance. Most of them are needs based and many are out of funds. Work with a local Mortgage Banker/Broker to see what might be available. USDA offers zero down payment loans.. However the home has to be in a approved USDA area.. If you're a military veteran, there is VA financing at 100% down... HomePath homes offer 3% down payment.. And FHA is 3.5%... HUD also has some foreclosed homes that they will finance with $100 Down, but these are only specific homes.. There are many areas in the country that has Grant or Gift funds available for low income families.. The best source to find out of there are any in your area is to talk to a real estate agent.. Call a mortgage broker that covers OR. There are down payment assistance programs and grants for certain areas. You would probably still need at least 2 months reserves (2 full mortgage payments) saved in your bank account.

have you served in the armed forces? there is a great VA LOAN.. also, I used to live in OR, AND lot of places are considered rural i lived in beaverton and tigard, and their a USDA LOAN , that is 100% still email me at yourloanpartnerforlife@live.com , and yes I can do your loan in your state. . linda

I agree with pursuing a USDA loan as one of your best options as long as you meet the other requirements.

You have several options as follows: 1) FHA $100 Down; 2) USDA Rural Home Loan; 3) VA Home Loan; 4) City or County Home Buyer Grant; or 5) Family Gift of Down Payment for FHA. Good luck.
