does a coborrower on a va loan also have to be in the military?

No they don't. As long as you are VA eligible you will be good to go. To get your Certificate of Eligibility is pretty quick. If you have your information available a lender like myself can pull the information from the VA system the same day. No but as per VA guidelinesAdditional down payment that is >= 25% of the non-veteran's half of the loan is required

They will have either have their own benefits or you will need to be married to that person in order to be on the loan and their income used for qualifying against the residual income

No.. only the primary borrower has to have benefits, but if it's not a spouse but a co-borrower, then only half your benefits would apply to the sale.. you would need 12.5% down up to $417k sale price. As long as the borrower has their certificate of eligibility the co-borrower does not need to have been in the military to obtain a VA home loan.

As long as you are married only you need the VA entitlement; VA does not allow unmarried co-borrowers without a significant downpayment. If you are not married, usually the best option is to apply for and qualify on your own for the mortgage.
