I don't do them at my company. These loans are harder to place but the company that makes the home you are looking at may help. If the home was built to IRC standards and is in fact a modular home you will have more options down the line for financing but if it is a manufactured home then your options will always be limited.
Very few lenders offer MFH financing.. and there's a simple reason.. RISK... MFH's are the first of property types to go down in value when the market is going bad, and they are the last to appreciate in value when the market is rising.. the lenders know this and because of that, most have dropped this loan product from their guidelines.. the very reason most lenders will not finance a mobile home should be the very reason you shouldn't buy one.. in most circumstances, they are a bad investment.. but without knowing more details about your specific scenario, it's hard to say, but If you contact a local mortgage broker, I'm sure they can find someone who will do MFH financing.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J. We currently do not offer financing for manufactured homes in California. Like William said, it is because of the risk associated with manufactured homes.
We do not do these. These type of homes do not fit our portfolio at this time. I would suggest checking with US Bank.
Good luck finding a lender for that option. As you can see it is not easy to do. Because of that your ability to sell the home at a later date may be much more difficult which means the value will be lower. Go into this deal with your eyes OPEN!
