Most mortgage lenders offer a broker option.

Every lender is different.. some lenders are brokers, some are banker/brokers, and some are mortgage banks.. but if your looking for the most options, then only deal with a broker.. Banker/brokers are encouraged to only use their own lending source, and are discouraged to broker a loan.. while mortgage banks only have their own lending source.. but the broker is only committed in finding you the best lending source for your specific loan scenario.. so stick with the broker.. These days the majority of Mortgage brokers have direct lending but still have many sources to shop the best loan for you if their own in house direct loans arenot the best for you. Many smaller to medium sizes lenders are mortgage banks in the sense that 98% + of their loans are their own direct loans, but they do no other kind of banking. They can still shop rates/ideal lender for they are correspondent to many different wholesale lenders and banks though loaning their own money directly. So perhaps a Mortgage Broker had always shopped for the best rate or loan...except now it can be expedited more quickly, oftentimes because of funding with their own money. These direct lenders involved in no other banking services, will broker maybe 1% of their loans...when a better option then any correspondent lender.
