Do I need to pay for another appraisal if I just got one to get rid of my PMI?

I'm applying for a HARP refinance and my lender says its necessary, but i was under the impression that appraisals were good for 90 days by BBonds from Southlake, Texas. Jan 24th 2013 Reply

Appraisals are generally specific for each lender as the vendors used by the lenders are approved on a case by case basis and subject to different standards. You indicated you just got an appraisal to get rid of MI, and now you are trying to refinance under HARP? The probable reason is if the current lender and the new lender are different, they will each require an appraisal ordered through their respective Appraisal Management Company (a requirement of HVCC). Make sure you check out pricing both under HARP and as a straight Rate & Term Refinance. 95% of HARP loans get an appraisal waiver, however i have seen borrowers who try to apply for a HARP loan with their current servicer and they will require an appraisal even if the automated under writing system waives it.. Also, if you got an appraisal to remove your PMI, it's unlikely that it can be used for refinancing... even if it's with the same lender.. So to answer your question, yes.. If the current lender will release that appraisal we can transfer it to us without any issues. However those appraisals are only good for 90 days. For the Appraisal Waiver it depends on if Fannie Mae or Freddie Mac gives us those waivers within their system. 9 times out of 10 they do but somethings they don't and then you would need to get an appraisal. Unfortunately yes you will need a new appraisal as every lender has a specific AMC list. If you are applying for a Harp you may get a waiver, in that case you wouldn't need one. If you don't get the waiver then yes you will have to pay for another most likely. My question would be if you have a loan to value of 80% or less why a Harp?

If you paid for the appraisal, you are entitled to a copy. Some Lenders will allow for the transfer to them.
