I've received this advice but my brother and his wife survived a mortgage closing just fine without having legal representation. Trying to make this process an ANTIheadache. PA is not an attorney state and thus you are not required to have one. Lenders don't care whether you use an an attorney or not. You will have a settlement agent/ title company.
Most states don't require lawyers for home purchase, and for these states, a real estate agent is all that's necessary, but some states say that only attorney's can prepare purchase contracts. You should not need an attorney in Pennsylvania to do a purchase loan. You do need to use a lender of course and usually a Real Estate agent is involved when an attorney is not. Most of the time the seller is paying for the buyers commission. If this is the case in your state you should absolutely take the help and advice from a Real Estate agent. Best wishes, Sean
The simple answer is no.
Agree with others, you can use a title company (which often/usually have one or more staff attorneys) or an actual law firm. Check the costs for both. No need to pay extra unless you have a highly unusual situation. All lenders require is an authorized agent to provide title insurance and handle closing the loan and recording the documents.
