Could I get approved for RHS Loan

I know my credit score needs to be improved (547,591,646). My husband credit scores are 572,640,695. Naturally, he is the one that is going to apply for a RHS Loan due to credit score. I know there are several factors that is lowering my credit score(BK-05, 3-col). Total income with both of us does exceed the income limit for our area. He does have a judgement in 2008 that has been paid since 2010. He only a car loan which was paid late twice. In novmember (1st payment bank kept rejecting payment from EFT because of name issue) and again in January (2nd late payment because he just found work again after being laid off). we have looked at some of the houses that available in Bondurant, IA (where we want to live). We looking for at least $110K at most. We are prepared to wait a year if we need to, but our lease is coming up and if there is possibility we would like to consider it rather than paying $1K a month for rent. You are going to have to get your scores higher in order to qualify. Looking at the track record you laid out, it is likely that some minor tweaking on your credit will help. But you have to change your habits. Following a BK, your scores are more easily hurt by minor delinquencies. You need to make a strong effort to not let anything go delinquent. To see what can be done to tweak your credit and determine if and when you will qualify, you need to work with a local Mortgage Professional. Contact a local Mortgage Banker/Broker, rather than one of the big banks or big national mortgage factories. Unlike a bank employee, who is most likely just an order taker, a Mortgage Broker/Banker is Trained, Tested and Licensed in all aspects of Mortgage Origination. If your husband wasn't involved with the BK, than he'll have to wait until he's 12 months from the last late payment which sounds like January 2013. If he was, you'll have an uphill battle until the BK comes off your credit report (10yrs.) due to late payments post BK. Hope that helps.

You need to get with a professional, let them look at your complete profile, and give you a plan of attack to restore your credit and get you in a position to be able to finance a home.
