I was recently approved for a commercial real estate loan from a bank in Columbus, Ohio,But I am shopping around to see if I can get better terms.Here is my situation.I need to borrow $52,000 for a building that I own (it is financed on my HELOC)The building is rented, tenant is on a three year lease.The building appraised for $65,000 (bank said they would release it)My husband and I both work and have good credit.I'm sure you can approve me, because the other bank did, but at what terms?? by marilynd@columbus... from Orange, California. Try and speak to a local bank that is known to do commercial business, this is typically were you will find the best terms as they know your market well.

No one here can quote you based on the limited info you provided.. but let me just say this in regards to the info you did provide.. Most commercial lenders have a minimum loan amount.. I deal with about 40 different companies.. none of my lenders will do a $50K loan.. some have a $100K minimum, but most are higher.. because of the lower loan amount, the fee's will be high.. they have to be.. the work required to setup, process, and underwrite a loan is not much different from a $50K loan to a $500K loan.. Some costs are fixed.. meaning it doesn't matter what the value is, the fee would be the same.. and other fees are variable.. or they are based on a percentage of the sale price, loan amount or property value. If a lender charges you 2 percent on a $500K loan he makes $10K, but on a $50K loan he makes $1K, but the amount of work involved is the same.. so for this reason, most lenders just don't do the small loans.. if you have found someone willing to do this small loan, then I would say there's probably no need to shop..
