I highly recommend consulting with a mortgage loan broker or two licensed in Massachusetts. 1 30 day late in the past 12 months, even on a mortgage loan will not automatically disqualify you for a loan. If you are seeking a conventional loan you will probably have to accept a higher rate by as much half a point for the same cost as the lower rate for a 740 or higher mid fico score. Nonetheless, whether 4.5% instead of 4.0% or what not, the cash out seems to be the goal so get quickly pre-qualified and compare rate/price offerings. FHA and VA loans will have better rates for the lower credit score.
