Maybe... but there is about 20 things needed to REALLY get a solid answer to you. My advice is to choose someone who is answering you here that seems to make sense and know what they're doing. Contact them directly and get all the details to them to get the answers you're looking for. Time to go OLD SCHOOL and pick up the phone. We won't bite.

I highly recommend consulting with a mortgage loan broker or two licensed in Massachusetts. 1 30 day late in the past 12 months, even on a mortgage loan will not automatically disqualify you for a loan. If you are seeking a conventional loan you will probably have to accept a higher rate by as much half a point for the same cost as the lower rate for a 740 or higher mid fico score. Nonetheless, whether 4.5% instead of 4.0% or what not, the cash out seems to be the goal so get quickly pre-qualified and compare rate/price offerings. FHA and VA loans will have better rates for the lower credit score.
