You can't "just transfer" a mortgage... First, understand that not all mortgages are even assumable to begin with. If your loan is assumable, the person "assuming" the loan will need to actually qualify for the loan. You need to contact your current lender to determine how to proceed, and then hopefully the new person qualifies. If your loan is assumable, and if they qualify, then yes, you can transfer the loan to anyone. www.JoeMetzler.com

You would need to arrange this with your current lender. However, you cannot simply transfer a mortgage You will need to find out if your mortgage is assumable and then the person you want to transfer it to will need to qualify for the mortgage.
You can add someone to your deed, but you cannot just transfer it.. USDA does allow for a FULLY QUALIFYING assumption of your existing loan.. but this would only be beneficial If the interest rate is about the same as the going rate.. 7 years ago, rates were higher.. so it's more beneficial for someone to just purchase your home and start a new loan..
