Not to be presumptuous but say in the case of divorce: If your wife is on the deed, you cannot sell something to someone if they own it already. Your wife would refinance the loan/home into her own name (you sign dower to authorize her to obtain the financing) and after closing, you'd sign a quit claim deed to release yourself from the rights to the property. You can't sell something to someone who has ownership already.
Lots of additional questions here. Are you getting divorced? Is she on the loan now? I don't lend in OHIO, so are their marital rights involved? I suggest talking to a local mortgage broker for more assistance.
If the house is currently in "your name only" and she wishes to purchase it in "Her name only" then it can be done, but the lender will ask LOTS OF QUESTIONS... and your Loan to Value will be limited since it's an "Arms Length" transaction.. .. It may legally be a sale, a refinance, or simply a quit claim deed depending on exactly what the situation is now, what you are trying to achieve, and why.
