Yes... You sure can. But the big question is how long ago did you get the loan. If you recently refinanced and knew you would be turning into a rental, that can be troublesome. If on the other hand it has been awhile, and or at the time of refinance, you had no idea you'd be turning it into a rental.. You are fine. Rent away... www.Minneapolis-Mortgage.net
Hi, generally, FHA requires that you keep the property for 3 years from the date of purchase as your primary residence. After that, there are no specific rules as to whether or not you are allowed to purchase a new primary residence and move out of your FHA loan. FHA generally will not allow a single homeowner to hold more than 1 FHA loan but, there are certain circumstances that allow this. FHA will actually allow you to refinance your FHA loan on the streamline program as an investment property as well. Feel free to reach out to me with further questions. When you refinanced you signed paperwork that said your intent was to occupy the property. If something changed to where you now have to rent it out for some unforeseen circumstances you should be okay.
FHA requires you maintain your home as a principal residence for 1 year after a streamline. if something changed that was unforeseen, then you should be ok, but in reality, so long as the payments are made on time, you shouldn't have an issue.. I don't know a single person who has told me that FHA checked up on them to see if they still lived in their home with an FHA mortgage.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona.
