Can I refinance with a new lender and not get an appraisal?

I'm currently working with a lender who has offered a refinance loan with no appraisal requirements, just want to make sure that it is legitimate by JWinnfield from Newark, Delaware. Dec 31st 2012 Reply

yes.. FHA, VA, USDA (pilot program, available in certain areas only) and HARP 2.0 (Freddie / Fannie) all allow for refinancing without an appraisal... Yes, under the HARP refinance guidelines. As long as your last mortgage was completed prior to June 1, 2009 and your loan is backed by Freddie Mac or Fannie Mae. Generally, no appraisal is required. It's a very good thing if you are underwater (loan amount is greater then the value of the property). If you have an FHA loan, they offer a similar refinance program with no appraisal needed.

Barb is correct! Under most circumstances if you do an FHA Streamline, DU Refi Plus or Open Access loan; many times a lender can get around the appraisal requirement...Regards,Lorne

Sure, and FYI, most other lenders would likely be able to offer you the same option. As Barb indicates above, the need for an appraisal is based on the type of loan you have now and whether it qualifies for special financing programs that are only available to certain mortgages.

Yes, it is possible to refinance your existing mortgage without an appraisal. Like mentioned in the answers above, it will depend on what program you are using to refinance your loan. HARP, FHA and VA streamline are all possible refinance programs that can allow you to refinance without an appraisal.
