YES... the question is what interest rate would you qualify for... and the only real way to know for sure is to apply.. The best advice I can give you is to contact a LOCAL mortgage broker, not the local "Big" bank, and certainly not one of those 50 states internet lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. 480-287-5714 WilliamAcres.com

The quick answer is yes. The long answer is the information you listed is only a small part of the overall approval process. Sit down with a local licensed loan officer (not an unlicensed bank application clerk). Let them review your full application to give you a proper answer. Secondly, getting your score above 640 will significantly open the lending door to more opportunities and better terms.

We lend up to 75% with a 620 credit score. I'm happy to assist you. We're also a privately held bank that will be servicing your loan for the life of the loan, so there isnt any being passed around. Have a safe July 4th! Call me or go online to my website, www.JeffAlbrecht.com 512-807-2951

Yes you can refinance at that. If you currently have an FHA loan then you could look into a FHA Streamline. If not you should look at your credit closely and determine if there is anything incorrect because as lbennett mentioned you are not far away from the "standard" 640 which will yield you a better interest rate.
