Yes as long as your wife can qualify for the mortgage on her own and you have the equity to do so you can refinance yourself off the loan. In some cases if she can not qualify on her own, if you have proof of payment for 12 months by her along with the divorce decree you would no longer have to count the debt against you in qualifying for a new mortgage.
Your wife can refinance into her own name so long as she has enough income and meets all eligibility requirements, she can remove you from the loan. She will need to qualify on her income and credit. At 75 LTV, there will be little cash available for you, so plan accordingly.
