That is an excellent question! Yes, you can. For my prospective borrowers I cannot answer it definitively though until I run their information and avm thru my automated underwriter. It will tell me if the borrower qualifies to not have to have an appraisal. We only got this ability some months ago and are getting loans wherein the appraisal is not required! I am happy to run yours through our system to see if you do. We are prominently present as lenders in the Sacramento region, though our main office is in San Ramon. Possibly.. if your current loan is FHA, then there is a "Streamline" refi option available. VA and USDA also have refi options where an appraisal is not required.. If your loan is conventional, and you have a considerable amount of equity, high credit scores and large reserves, then it's possible that when your file is run through the automated underwriting system (AUS), that it might allow you to waive the appraisal. The only way to know for sure is to contact a lender, apply with them let them look at your existing scenario.. I'm licensed in CA and I do not charge for this service.. Also, if none of these options work out for you, but you still wish to refi, then I would be willing to reimburse you the cost of the appraisal upon successful close..
