can i refinance a mortgage with a low 500 score?

It depends on which type of loan product you have now.. If it's FHA... there are lenders out there that will refinance without a credit check... your mortgage payments must be on time with no 30 day late payments in the last 12, but there are lenders out there doing them.. if it's not FHA, then NO!!!I'm a Broker here in Scottsdale AZ and I only lend in Arizona. I don't know of any lender in today's market that will do a true no credit refi, FHA or otherwise. I think you are going to be out of luck. If you loan is an FHA, you could try a local Mortgage Banker/Broker and see what they can locate for you. No, you need to get your scores up and preferably 640 score with no bk or foreclosure in last 3 years

No matter how many people say "maybe", "possibly", or other potentially positive things, the reality is you are not going to get financing with that low of a score.
