It is possible, provided your Chapter 7 is discharged. HARP will require an A/E from the DU (or LP) Automated underwriting system, so it will depend on all of your criteria. The fact that the BK was last year, all by itself will not disqualify you. Work with a local Mortgage Banker/Broker, rather than one of the big banks or big national mortgage factories. Unlike a bank employee, who is most likely just an order taker, a Mortgage Broker/Banker is Trained, Tested and Licensed in all aspects of Mortgage Origination. Yes and No... Under the HARP guidelines, you would qualify.. However 2 things have to take place.. one is you have to get approved through the automated underwriting system... (AUS).. if you don't get AUS approval, you can't get approved.. 2nd, you need to find a lender who does not have overlays, or additional guidelines that disallow folks with BK's even if AUS approves them.. I currently have a borrower with 2 foreclosures from less than 2 years ago, and he's approved, and we have a lender willing to do the HARP refi... so anything's' possible.. The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Do not use the local "Big" bank, or one of those 50 states internet lenders or nationwide lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. The good news is that the guidelines have changed for this program and there's no longer a waiting period requirement between a bankruptcy and refinancing (under HARP). You'll need a credit score of at least 620, but email or call and I'll be happy to go into more detail for you. I'm licensed in NJ as well.

Simple short answer - It's possible. By the way - allot of these brokers forget one thing -- has to be a 13. Not a 7. Walk away from everything - Time is your only cure. Trust me, AUS NOR DU will get you an approve eligible with a 7. Andrew
