No.. VA will do 100% of the sale price and they will finance the VA funding fee assuming there is one.. but you cannot borrow more than what the home is worth. However, if you do buy, and some times goes by and you find that you have equity.. VA also allows for a 100% cash out refinance.. so if you buy a home for $250K and 1 year later its worth $280K.. you can do a cash out and use the funds as you wish.. Hi Jujubec,Kind of. Here's the way it would work. You would have to ask the seller to pay up to 4% in seller concessions. These concessions can be used to pay your debt off at closing per VA guidelines. You may have to increase your offer to the seller in order to get this done. For example: If the seller is asking $250,000 for the house & you need 4% ($10,000) you may have to increase your offer to $260,000. Does that make sense?
