Jamie Lynne and Steven Ceceri covered your question with good detailed answers about qualifying for a USDA loan, between them. I have to say you need to use the property eligibility tool for each property you are considering, if you are determined to take advantage of the USDA loan. It is a terrific loan at 102% ltv, and we use it when we can, but you might be able to take advantage of State grant programs we do along with other ways to get you into a home at very near no dollars to have to come in with for the home purchase, if not 0! You want to get the right home for you, even if itis not eligible for a USDA loan. I have a client who signed final docs this morningfor his home purchase in Antelope. It is a wonderful home, and a great value...butwas not USDA eligible. You may want to have all your bases covered for more opportunities. Best wishes for an enjoyable home search!
