The only way to determine if you qualify for a home loan is to meet with a local licensed loan officer. Give them a full application, and let them review your personal qualification. In your case, you can NOT use the income of someone NOT actually on the loan to help qualify.
to use other applicants income they will need to go on the loan and have lendable credit also.

If an individual is not on the loan, an underwriter will not use their income. That said, you may still qualify. The best thing to do is to contact a local Mortgage Banker/Broker, rather than one of the big banks. Unlike a bank employee, who is most likely just an order taker, a Mortgage Broker/Banker is Trained, Tested and Licensed in all aspects of Mortgage Origination. He/She will have access to loan products of many lenders, not just those of one bank, and can properly guide you.
