can fha 203k refinance be used to add outdoor wetbar and other backyard improvements?

203K's are used for "structural improvements" to the home.. Landscaping can be done, but you cannot use 203K for "Luxury Items".. so a wetbar will probably not be acceptable, however the 203K is not the best loan product for improvements.. if you have marginal credit and low equity, then it might be ideal for you, but if you have good credit and some equity, you're better off using a HomeStyle renovation loan.. with this type of loan, there are no restrictions as to what you can build.. so long as it add's value to your property, you can use the funds to any improvement you wish.. contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. I don't believe so. If you have equity look into a home equity line of credit or homestyle renovation loan.

No, but a conventional renovation loan DOES allow that option, installing an outdoor pool, kitchen, fencing, landscaping, etc. as long as they are permanent and add value. This is one on specialties - let me know if I can help!
