Are there any programs other than an FHA to help a first time buyer with low income.

The two most notable programs, HomeReady and HomePossible from fannie mae and Freddie mac, respectively. They tend to provide lower rates than you would get from a standard conventional loan, yet provide the option of putting down only 3%. You can also inquire of a mortgage broker licensed in your area as to whether or not they provide down payment assistance which is often available to qualified borrowers from the State or locally, yet provided thru the Broker/lender you go through.

Yes.. but we need more info to advise you properly.. USDA offers 0% down. but the home you purchase must be in a USDA defined area (rural). VA offers 0% down, but you must have VA benefits available to you. Conventional has a 3% down payment available and FHA requires 3.5%.. There also might be some local grant programs that can help you with the down payment.. obviously, there are many options,,, so it's best you contact a local mortgage professional.. typically, they are familiar with all the local grant and down payment assistance programs..
