Are there any programs for people that are in an upside down mortgage, but don't have a Fannie Mae or Freddie Mac Mortgage?

I'm in a complete upside down mortgage> I'm current on all of my payments. I've never been late or missed a payment. All of the programs out there seem to be for people that have missed payments or have a Fannie Mae or Freddie Mac Loan. Are there any programs for people like me? by michen_881_952 from Raritan, New Jersey. Mar 14th 2013 Reply

Current Fannie Mae, Freddie Mac, FHA, and VA loan holders all have some options. If you don't have one of these, you are out of luck. Legislation has been introduce for what may be known as a HARP 3 program at would help you. So stay tuned.... www.Harp3-refinance.com

Joe Metzler's answer is spot on.. FHA, VA, USDA all have options, but your loan sounds like a portfolio loan.. And for that, you'll have to wait to see if HARP 3.0 ever develops.. As Joe said.. "Stay Tuned".. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. 480-287-5714

Unless you currently have a FHA, VA or USDA loan then most likely not. The only hope would be if HARP3 is passed by congress as it is proposed to allow the non fannie/freddie loans of the early 2000's to be included. Let's hope!

Do you currently have an FHA loan? If not you will need to wait for HARP 3.0 when and if it arrives. This is supposed to allow non fannie mae and freddie mac held loans, we shall see. Outside of that really nothing right now. Feel free to reach out anytime, I am a direct lender here is Westfield, 908 233 3383 X5018

Although you have some good questions from responders you have other unanswered questions that could give you an opportunity now rather than waiting the unknown of future programs. Give me a call and we can pin this down today. Mark 302-449-7373.

At this time your options would be limited to VA or FHA streamline. If your current loan is not VA or FHA than unfortunately the answer today is no. HARP version 3.0 is in Congress and this may or may not allow home owner's like yourself an option. We will have to wait and see.Don't feel that you are alone. It is all too common for an originator to have this conversation in today's market. All the best!

Since HARP is only available for borrowers with Fannie or Freddie loans, you would be limited to a VA or FHA streamline refinance? Do you have either a VA or FHA loan?

Harp 3.0 is being designed for homeowners like yourself. With home prices on the rise, hopefully you'll find yourself in a positive equity position as the market improves.
