Am I eligible for any lease to own programs?

I can't buy outright because I don't have as much saved up as I'd like for a down payment. 738 credit score (proud of that), relatively recently out of graduate school and about $20K of my $80K in student debt paid off - all payments made on time. No car debt and negligible credit card debt every month. I've been working for 1.5 years and now make $58k. Can I do a lease to own or rent to own and what would you suggest. I first suggest talking with a local mortgage broker to review your entire situation. You may qualify for some assistance programs. Here in MN, we have many that only require you to have $1,000 down payment. www.StPaul-Mortgage.com

I think a landlord would jump at the chance to do a lease to own, land contract or a lease with option to buy with your credit scores. Bear in mind you only need 3.5% down if you use FHA to purchase. You can also get gifted the down payment as long as the giftor signs a doc stating it's really a gift and doesn't have to be repaid.Most good realtors can get the selller to contribute towards closing costs which minimizes your out of pocket at closing. Stay away from the "lease to own" programs.. they are intended for folks with terrible credit or other issues that prevent them from obtaining traditional financing.. typically these lease to own properties are priced higher than average or, they have a deficiency that makes the home undesirable or difficult to sell, so they offer it up for lease to own. With your credit score and income, there are programs out there which you can purchase with little down. There are also grant programs which might help you with the down payment.. Contact a local mortgage broker and apply with them.. they would be up to date on any local programs suited for your scenario. also understand that FHA only requires 3.5% down, and Conventional requires 5% down.. so depending on how expensive of a home your looking at, you might be able to swing the down payment without any help..
