What is a fair percentage to pay a property management company?

3 to 6 percent. depending on your involvement.

It's really going to depend on the area, and how much your bringing in for rent.. for lower rent amounts, expect a higher percentage.. and for larger rents, a lower percentage.. Typically in AZ,, it's very common for 10% plus 1st month. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. It varies depending on what area you are in. The Bay Area is higher and those fees might be on the high end. In the Sacramento area the average is 60% of one months rent for finding the tenant and about 5% to 6% of the monthly rent for management.
