We have a property that has no motgage debt, except to ourselves (approximately 23,000.00) in private loan from us, to offset insurance work due to auto accident into our building... We want to cash out a current joint tenant owner/partner, who we gave 50% ownership to, several years back, and now need to cash her out in order to be the 100% owners. We recently had an MAI appraiser complete an appraisal that came out at a current market value of $370,000.00. We need a 65% LTV equity cash out loan to both cash out our 50% partner and to do some fixing up and then we will rent out the remaining 3 more of the units. We have 3 units rented of the total 6 Multi-Use rentals (one commercial and 5 apartments). We have estimates ready to proceed with upgrading and can rent the other 3 units as soon as the contractor completes the remodeling. We can show IRS returns with continuous rental of the three currently rented units for over 3 year and more.. The rent on one of the units can be increased by about 100%. What can you do for us? We also are partners in another 16 units but those are 85% rented, but we are not willing to use those as extra collateral.
