USDA Loan

I am planning to take out a USDA loan along with my husband. However, while reading information online, I found that credit score required for a USDA loan will be around 640. Is this true? My husband is 631 and the loan will be under his name. He has ONE 30 day late on a car loan from 3/2011. And A paid off collection from 7/2008. Anyone? by JiliBi_270_444 from Pheonix, Arizona. USDA has a minimum credit score requirement of 620, however USDA does not lend money.. they only insure mortgages... the lenders with the money have their own guidelines called overlay's... these overlay's might require your score to be even higher... here in AZ 640 seems to be the minimum. Working with a knowledgeable lender is crucial... No one likes being told half way through the purchase that they don't qualify... In any situation, you husbands credit scores will have to improve to qualify for USDA.. Keep in mind that the lender goes by the MID score.. Not the highest.. a tri-merge credit report is required for mortgage lending... you might want to consider FHA. FHA requires 3.5% down payment and we have lenders here in AZ that will go down to 580 credit score... The best advice I can give you is to contact a LOCAL mortgage broker (like myself), not the local "Big" bank, and certainly not one of those 50 states internet lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. All the lenders I work with require a 640 middle credit score on USDA.

Call a local mortgage broker in your area. I have access to USDA down to a 620 score but I do not lend in your state.I only Lend in Florida!

There are lenders that go down to a 620 middle credit score.

The solution is not to find a lender that will go down to a score as low as you have, but to instead get your score up to the 640 to get access to all the lenders.
