Need to buy a home soon!!

Based on what you have said here you should be just fine but you should definitely seek out a local mortgage broker, stay clear of the big banks where they just have barely licensed app takers, and let them help you.

You have good credit scores, and decent income, but there's a lot more to it than that....The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Not the local "Big" bank, and certainly not one of those 50 states internet or nationwide lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. Your inquiry doesn't give anyone enough information to properly assist you. But that is OK, simply contact a local non-bank licensed loan officer. Do it old school. Get in your car, drive down to their office and give them a full application. They can professionally analyze your exact situation and make proper suggestions. There is nothing on the internet you can't get from the professional down the street.

You will be fine, but try to use a Mortgage Broker in your area with knowledge of the latest guidelines in the industry.
