How much should I offer the sellers?

I am buying independent, not using a realtor. I am 33 years old, 780 credit score, $180k annual income and low debt to income ratio (under 30% debt). I want to be competitive, but I want to also get the best price without the back and forth of bidding process. Any suggestions are appreciated. by BradMont_563303 from San Leandro, California. Hi Brad, sounds like you are in great position to buy. What price point are you looking for and how much of a down payment are you putting down? Do you have a TBD loan commitment or a pre-approval letter?

You want to be Pre-Approved by a direct lender and not just pre-qualified. I put together a complete package for my clients and the Realtors and Sellers love it and it helps the buyer secure the transaction. As far as how much to offer, that will vary from house to house. I have a few suggestions that I am happy to share with you if you want to call. I am just up the street.

Yes. the best advise I can give you is to get a Realtor.. as a buyer, it cost you nothing.. First, you're in California.. one of the most competitive markets in the country.. You want to be competitive, but you don't want to go back and forth?? you cant have both.. if you are competitive, you have to negotiate.. if you don't want to go back and forth, then pay $50K over the sales price, and your done.. if you are a seasoned buyer, then maybe you've purchased 4 or 5 homes in your lifetime.. a full time realtor negotiates 4 or 5 deals a month.. If you buy directly from the seller or the sellers' agent, then you have ZERO representation.. meaning, there could be a material defect in the property, and the seller or sellers' agent knows about it, but because the sellers agent fiduciary responsibility is to represent the seller first, then the agent is not allowed to disclose it to you.. Honestly, why would you enter into a contract and committing hundreds of thousands of dollars without proper representation.. especially when it literally cost you nothing.. Sorry if this sounds harsh.. but it really is the best advise I can give you.. The 2nd piece of advise is to get with a mortgage professional and get pre-qualified.. or better yet..
