Do i have to refinance to remove my ex wife from the mortgage?

In order to remove someone from a mortgage you will have to refinance. If you do not want to refinance and she is cooperative, you can continue to pay your mortgage as is with her on the loan. To remove her from the loan, Yes you need to refinance. but if you guys agree to the terms, she may stay on the loan as a financial guarantor and gives you a quitclaim deed which means she no longer have any vested interest and ownership in the property.

To remove someone from the MORTGAGE, you will have to payoff the loan... either by cash, selling, or refinancing.. but this is different than removing someone from the DEED... if your ex wife was not on the mortgage, but the deed, then she can sign the property over to you and no other action would be required.. but If she was on the mortgage and deed, you will need to pay off the existing loan to remove her.. .. Realistically, the only way to remove someone from a mortgage is with a refinance. technically, you can contact the lender and explain your situation, and it is possible to remove a party with the lenders blessing, but I've never heard of a successful case...

Yes to have her removed from the mortgage you will have to refinance. You can have her removed from title which would take her interest in the property away when and if you sell it.
