The challenge is finding a lender that can offer you 100% financing for the construction phase and even if you find a lender that will finance 100% on a construction loan (very hard to find, and the rate and fees would be pretty high) to build the home and then pay it off with a VA loan, that is considered a refinance and most lenders will not loan more than 90% for the permanent loan. It is MUCH easier to find an existing home (even if it is new) and purchase it with a VA loan, OR, perhaps you can find a builder that would construct the home for you on the land you select and sell it to you when completed. pdumouchel@primelending.com Good luck!

There are no VA construction loans as far as I know.

When you say "if you build a home" and are actually referring to yourself be the general contractor... no. If you are contracting with a licensed and bonded builder who will carry the construction loan... yes, so long as the builder is registered with the VA. Best advice is to work with the builder who can finance the construction on their own line of credit. All you will need to be is approved for the end loan. Hello, I offer a construction loan that only requires 3.5% down. And if you own the land you can use that equity as the down payment and effectively have zero down. This is a great program backed by FHA only offered by a few lenders as far as I know. The qualification requirements are the same as regular FHA financing. Although VA allows for construction loan's, it's extremely difficult to find a lender willing to allow you to have a home built without you putting any money down.. This is in regards to you doing a custom built home.. if your talking about buying a home in a new home subdivision where the builder builds the home on his dime but only collects a deposit from you up front, then yes.. that loan is easy to do using VA, but if your talking about buying a lot and having a custom home built, then this loan will be near impossible to do using VA..
