Yes.. there are lenders who will do a jumbo with 5% to 10% down.. but it really depends on the sale price.. Also, Santa Barbara County allows for conventional financing up to $625,500 and you would only need 5% down.. higher than that, then you will be subject to the lenders Loan to Value guidelines which will vary.. There are different options for you depending on just how large a jumbo loan you seek. Most of my jumbo borrowers putting under 20% down choose a first/second combination to 90% combined loan to value. A 90%, even with a fairly large jumbo loan can be possible if sufficient reserves are put up as collateral.
