Can i have a co-signer to help me with my loan

In most cases yet. A co-signer is used to help offset low income and not for bad credit. Remember though, the co-signer's debts will also be considered as well.

Yes you can. The co-signer will also have to qualify for the same lending guidelines as the main borrower. Keep in mind that the co-borrowers income, credit and credit scores may effect your lending options. So get a strong co-borrower. Yes.. but understand that if you have bad credit, a co-signer will not help.. co-signers only help if you have limited credit or limited income.. Generally for most first time home buyers, a non-occupying co-borrower is generallyfamily, and often a parent. You could qualify for some of the best programs that can help cover most of your closing costs and down payment while still have a non-occupant co-borrower, You would of course still need to qualify with minimum qualifying credit score and some other criteria. The non-occupant co-borrower generally helps with meeting the debt to income requirements, and their reserves can be considered when necessary. We do those assistance programs and often have had a non-occupant co-borrower on a loan. Let us say someone is married but their partner's credit score is not high enough to qualify and their debt helps disqualify the primary borrower. A non-occupant co-borrower can help boost income since you cannot use the non-borrowing spouse's income, though sometimes their debts counts against you.

Depending on the type of loan you are getting. However, a co-signer is only beneficial for finance reasons, not for credit. The lender will always use the lower middle credit score between any borrowers on the loan.
