With a 650 score you can put as little as 3.5% down or 0% if you are VA eligible or you and the property qualify for a USDA loan. Your score is good but you still need to meet all other guidelines as well. Give me a call and I can go over all your options. 800-991-5309 Michelle

Yes, possibly!! It takes so much more than a credit score to get approved for a mortgage, with the credit score just being one of them... I have had borrowers with 750 credit scores not get approved because of a credit deficiency. For this reason, it's best you contact a LOCAL mortgage broker and apply with them. Do not use the local "Big" bank, or one of those 50 states internet lenders or nationwide lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J. Hi Cindy, with a 650 score you have many options with as little as zero down/VA, 3.5% down/FHA, and 5% down for conventional. With 20% down you would avoid PMI on a conventional loan. Call me and we can go over all the options and find which is best for you. I am local in Ft Lauderdale/Boca Raton market. Ralph Guertin 954-274-7725 or Ralph@absolutelowrates.com

Hi Cindy, we specialize in purchase mortgages and your credit score is definitely in the credit bucket that can be approved for a Conventional, FHA, USDA or VA loan. Provided you do not have any bankruptcy or foreclosure in the recent past and your debt-to-income ratios are in line, you should have no issues with getting approved. Even if you have had a bankruptcy or foreclosure as recent as a year ago, we may still be able to help you out. I would love the opportunity to quote for your business. We do not charge for quoting rates or credit approval. Please email me the estimated purchase price and amount you would like to put for down payment and I can prepare various quotes for you to review and compare to the other lenders you're shopping. We are extremely competitive in your market. Dave Ortega - NMLS 66292 - dortega@satorimortgage.com
