Not positive what your question is but if you are three years out from the date that the property transferred, not the date your were given foreclosure docs, and your credit, DTI etc., etc. are in good shape then you can get a mortgage loan.

For FHA the waiting period is 3 years from the date the property was transferred out of the borrower's name. So she is good there. The potential problem is that FHA considers a short sale the same as a foreclosure, so she would need to wait until 8/2/2013. HOWEVER, if we can show that the mortgage NEVER went 30 days late leading up to the short sale, then we don't count it as a short sale. I am closing escrow right now on a client that had a short sale in 2011 but did not miss a payment. Yup... that is when you can apply for a new FHA loan - three years after your foreclosure.

Sorry about the lack of information i had a problem with this site. The property was transferred out of my wifes name on 10/05/09 , she also had a short sale but that tranferred out on 08/01/10 there was also other credit issues such as charge offs but I have paid them all.I have tried wells fargo and two brokers, wells fargo would not even take an application nore would one of the brokers, the other broker is looking for a program that would work for us.My question is if anyone has knowledge of a either a a broker or direct lender that has the same guidelines as fha?P.s her fico is tu 670 EQ 659 exp 650 income is $117 k a year and her only debt is a $380 monthly for a car
