Not positive what your question is but if you are three years out from the date that the property transferred, not the date your were given foreclosure docs, and your credit, DTI etc., etc. are in good shape then you can get a mortgage loan.
For FHA the waiting period is 3 years from the date the property was transferred out of the borrower's name. So she is good there. The potential problem is that FHA considers a short sale the same as a foreclosure, so she would need to wait until 8/2/2013. HOWEVER, if we can show that the mortgage NEVER went 30 days late leading up to the short sale, then we don't count it as a short sale. I am closing escrow right now on a client that had a short sale in 2011 but did not miss a payment.
