Def a good option right now if you can afford it. You can get 15 year term for close to 4%

I agree.... best thing to do is have someone review your scenario in depth. As long as your credit score is good and your income is sufficient to pay all of your bills and your new mortgage, you should be fine.

You need to pull out your paperwork/ mortgage note and read through it. If there is some sort of recapture close to what you got from the government it may not be considered true equity you have in your home.
