What is the VA Loan?

The VA loan program was developed with the simple goal of helping veterans become homeowners.  Homeownership is known to provide greater family stability and wealth building opportunities, and the US government wants to help veterans obtain these benefits as swiftly and securely as possible.

VA Loan Benefits in Washington

When you take out a VA loan, you’re taking out one of the best loan types available.  The benefits of these loans are well known throughout the mortgage industry, and many lenders prefer to work with veterans due to the added security of the VA program.  Some of the major advantages are listed here.

  • You don’t have to make a down payment.  You can if you want, but it’s often optional.
  • You don’t need to have a high credit score or a high income.  You don’t need to prove substantial cash reserves.
  • You can select from many different loan term lengths and payment arrangements.
  • No PMI necessary.  This is unheard of for other zero down loans.
  • No early repayment penalties.  If you can pay your loan off swiftly, you’ll save money on interest.  VA loans allow you to do this.

VA Loan Requirements and Eligibility

A key component of the VA loan program is the eligibility factor.  Only veterans are eligible, and even some veterans don’t qualify.  Most do, however.  In order to be considered eligible, you must meet the following requirements.

  • You must be an American citizen who has served with a branch of the US armed Services.
  • You must not have been discharged dishonorably at any point during your term of service.
  • You must have served on active duty for at least 90 days, continuously.
  • You should have a minimum credit score of 620.

VA Refinance

Maybe you’re not in the market for a home purchase.  Maybe you already own a home.  In this case, consider taking on a better mortgage through a Washington VA Streamline refinance, or VA IRRRL.  The VA refinance program allows any homeowner who is a qualified veteran to replace his or her current debt with a refinance loan.

The VA Cash-Out refinance is another option that enables borrowers to qithdraw up to 100% of their current home equity as spendable cash. The funds can be used for tuition, home improvements, medical expenses, and more. If you're a VA-eligible homeowner but do not currently have a VA mortgage, the Cash-Out allows you to refinance into one.
