Should underwriting consider energy efficiency?
The eco-friendly movement is growing. Congress has presented the “SAVE” bill to require Fannie, Freddie and FHA to revise underwriting guidelines, which would reward home buyers for purchasing energy efficient homes. The idea is to adjust the debt-to-income ratio to reflect monthly savings and the loan-to-value ratio to reflect higher value appraisals. Many appraisal firms have begun training their employees to identify energy efficient qualities. The revisions may stimulate lending by increasing eligibility for borrowers and their ability to afford larger loans. Would you support the changes?
