About the VA Home Loan Guaranty
VA home loans are handled by loan officers who have to lenders that offer VA HOME LOANS. VA loans are backed by the VA by guaranteeing a portion of it. If something goes wrong and you can't make the payments anymore, the lending institution can come to VA to cover any losses they might incur. The VA loan guaranty is the "insurance" that the VA provides the lender.
VA Home Loan Advantages
oNo down payment as long as the sales price does not exceed the appraised value or it is a JUMBO VA LOAN (which requires 25% of the difference between the loan amount and the VA loan limit for your area.)
oNo private mortgage insurance premium requirement.
oVA rules limit the amount you can be charged for closing costs.
oClosing costs may be paid by the seller.
oThe lender can not charge you a penalty fee if you pay the loan off early AKA pre-payment penalty.
oVA may be able to provide you some assistance if you run into difficulty making payments.
You should also know that:
oYou don't have to be a first-time homebuyer.
oYou can reuse the benefit.
oVA-backed loans are assumable, as long as the person assuming the loan qualifies.

o620 or higher middle score
oCOE (certificate of eligibility)
oDD 214

Items Needed When Applying for VA Loan with me:
oI will need to pull a credit report in my name to determine your debt to income ratio and credit scores.
oPast 2 years residence addresses.
oColor copy of you social security card and driver's license.
oCOE and a copy of DD214
o2 most recent paystubs (not required for an IRRRL)
o2 most recent bank statements
oPast 2 years of income taxes. For self employed individuals, provide past 2 years personal returns along with current income statement and balance sheet. (not required for an IRRRL)
oFor purchases, I need an executed contract, signed by all parties.

Other Helpful Information:
The VA has outlined allowable fees and non allowable fees for any type of a VA loan. Below are the ALLOWABLE FEES that can be charged for a VA mortgage transaction:
oAppraisal (if required by the lender guidelines)
oHome inspection
oCredit report
oPrepaid Items i.e. taxes, homeowner's insurance, assessments etc.
oInitial deposit for the tax insurance account
oHazard insurance
oFlood insurance if in a flood zone
oSurvey
oTitle examination and insurance
oVA funding fee (unless exempt)
