Are you buying or selling a house in Seattle? If so, you will probably see a Statutory Warranty Deed in Seattle. This is a type of deed with a warranty that conveys title to real property and warranties that the seller is the owner of the title and has the authority to convey the property. The property is also free of encumbrances and will defend the title against claims against it by anyone. Questions about Warranty Deeds please click here.
There is another type of Warranty deed that may appear. The special Warranty Deed is a deed that conveys real property but promises to only defend claims from when they owned the property.
If you have any questions about the type of deed you are receiving to a property please make sure you ask your escrow or title agent.
