Once the title report returns from research the title examiner determines:

Does the seller of the property have the right to sell the property.

The status of the property taxes of the property.

Are there any Judgments or Liens against the buyer or the seller.

One important item to remember is that the title search will only list title problems that are of public record. If any items that are uncovered are resolved so a title commitment can be issued.

After the title search and examination the title insurance company will issue a commitment for tile insurance. Most of us are familiar with the title report. It is important to read that title report to understand any special conditions that are listed in the title report. After all the title defects have been cleared everyone can move forward toward closing.
