The questions that a title search is trying to answer are:

Is the person selling the property actually have the right to sell the property. Yes, people try to sell properties that they don't have the right to sell

If the buyer buying the correct parcel of land. There can be a lot of issues with this one from property boundaries to encroachments, to claims from other parties.

What if any defects in tlte to a property are present. To determine if there are defects in the title search the title company completes three different types of searches.

Chain of Title Search- A complete history of who has actually owned the property to establish a complete history of ownership.

Tax Related Searches- The goal is to verify that all taxes have been paid and are current. The new buyer does not want to assume past tax liabilities

Judgment and Liens- Both the seller and buyer are searched for any judgments or liens.

Like most other insurance, title insurance is boring until you need it.
