HARP Refinance mortgage for underwater homes The HARP refinance mortgage is coming and is expected to help more underwater homeowners refinance their existing Fannie Mae or Freddie Mac mortgage without an appraisal into a new HARP refinance mortgage. It was recently announced that WJ Bradley will be particapting in the new HARP refinance mortgage in the Arizona Market. As many people know, Arizona has been one of the hardest hit states in regards to home values and the current HARP program has had little effect. The new HARP refinance program which does not require an Appraisal is to be officially ready to go on November 15th. Though we are waiting for final details on the HARP refinance program, there is some info out regarding elibility for the HARP refinance program:
1. Client(s) current mortgage must be owned by Fannie Mae or Freddie Mac in order to qualify for the HARP refinance program. A homeowner can either go to Fannie Mae or Freddie Mac website to check or contact WJ Bradley at info@wjbonline.com regarding the HARP refinance program.
2. The current Fannie Mae or Freddie Mac loan must have been originated prior to May 1st, 2009 to be eligible for the HARP refinance program being offered by WJ Bradley Mortgage.
3. The current Fannie Mae or Freddie Mac mortgage must be current within the past 6 months and only 1 late payment in the last 12 months to qualify for the HARP refinance program offered by WJ Bradley Mortgage.
4. Current Fannie Mae or Freddie Mac mortgage can have Mortgage Insurance (big change from the last HARP program) and still qualify for the HARP refinance mortgage offered by WJ Bradley Mortgage.
5. No Appraisal required (big change from last HARP program) for the HARP refinance mortgage offered by WJ Bradley Mortgage.
Now rumor has it refinance fees in this new HARP refinance program are expected to be lower. Also if a client currently has a second mortgage, they could qualify if the lender in second position agrees to subordinate (we will go over this with the client) the new HARP refinance program loan provided by WJ Bradley Mortgage. Also there are talks of a possible streamline process which could include limited income or asset verification for the new HARP refinance program. More news on this to come.
