If you are looking for Woodbury foreclosures, one of the things you will need to consider is the condition of the property before making your offer. Many times a frustrated home seller will leave a property in rather poor shape upon their exit. It is not uncommon to find a home that is in otherwise good shape but is missing toilets, for example.
The issue of property condition is a serious one if you are planning on getting mortgage financing. Lenders will only issue mortgage loans on properties that are in average or better condition. If you the home you are considering is in poor condition it is possible that your loan will be denied if the property is not approved by the mortgage underwriter.
Look for missing items such as sinks, toilets, cabinetry, flooring, etc. Bring this to my attention before making the offer.
In rare cases a selling bank will make small property repairs to meet the buyers financing conditions. If the issues are major, however, you will need some time of renovation financing.
