What to do with a bad credit buyer?

I am sure many of you have had your fair share of these potential folks; who want to buy; who after looking at house number 2 drop the bomb of having bad credit and ask you Mr. or Mrs. Realtor, what should they do?

Do you refer them to a lender? Do you tell them to go fix their credit with a smile and a friendly slap on their back?

Do you ever see these folks again?

If you are referring them to a lender you are just dumping the problem onto someone else who probably will not help them, and probably doesn't have the time to invest in a maybe commission.

How can you help them and guarantee you will have their business back?

People are like puppies. Remember this... The better you treat them the more they will return and the more loyal they will be!

So what do you do? You really need to be referring them to a trusted credit repair company. I am not writing this to gain more clientele, which is always a plus, I decided to write this to help you, help your future clients, which in turn helps you! We all want more clients, more zeros, in the bank, more, more, more. You get it. So by dumping them off on a lender who will probably dump them off too you just added to their frustration.

It takes a lot to trust a perfect stranger with such privileged information such as finance and credit. In the industry many take advantage of that, however the average Joe Schmo buyer feels invaded and intruded upon when asked about finances and credit so for them to be upfront and honest about their obstacles, is truthfully a call out for help.

Now I am going to explain why sending them to a lender is only hurting these potential buyers:

Lenders aren't the only ones with access to pulling a credit report!Mortgage Credit Reports drop credit scores!Most Lenders don't help with credit issues!Telling them to pay down credit cards and or pay off debt is also an insult! Do not give advice to someone about their credit if you do not have their credit report(s) in your hand. I wouldn't tell someone how to sell their house, or begin to give them ideas on what it could be worth without first talking to a professional who knows about selling houses such as a Realtor. Lenders are good at what they do lending, I don't understand why everyone thinks all Lenders automatically know how to fix credit!

I used to be a Lender, however did credit repair long before I was a Lender and now I can say long after. And the two have nothing to do with each-other, other than the fact you need good credit to get a loan! That's it! That is where the buck stops. I just hope this helps some of you agents understand the never ending cycle you are putting potential buyers through!
